Almost every serious plumbing claim is a water claim, and water claims are expensive for a reason that has nothing to do with plumbing. The pipe costs two hundred dollars. The drywall, flooring, cabinetry and mold remediation behind it do not.

What actually drives plumbing losses

The distinction that decides most plumbing claims is between damage to your own work and resulting damage to everything else. A connection you installed that fails is usually excluded as faulty workmanship. The ruined hardwood on two floors below it may or may not be covered, depending entirely on wording you cannot see from a premium quote.

Multi-family and high-rise work raises severity sharply, because one failed connection can affect many units at once. Carriers price that work very differently from single family service.

Soldering and brazing put plumbers into hot work, which affects eligibility with some carriers and can require a documented fire watch.

Slab work, trenching and any excavation beyond a stated depth introduce a separate set of questions and sometimes a separate class code.

Covers most standard plumbing operations. Gas fitting, trenching beyond a depth threshold and sprinkler installation can attract different classifications, which is worth confirming before an audit reclassifies your payroll for you.

General liability

Read the water damage and faulty workmanship language specifically. This is the coverage that decides most plumbing claims.

Workers compensation

Class 5183. Confirm classification if you perform gas work, sprinkler work or significant excavation.

Tools, equipment and inland marine

Cameras, jetters, locators and torches. Sewer cameras and jetters are high value and frequently need scheduling.

Commercial auto

Service vans and any trailer mounted jetting equipment.

Umbrella

Commonly required for multi-family, commercial and property management work.

Installation floater

Fixtures purchased and on site but not yet installed.

Submission

What underwriters will want on a plumbing submission

Having these ready is the difference between an indication in two days and a submission that sits for three weeks.

  • Residential versus commercial split, by receipts
  • Service and repair versus new construction percentage
  • Whether you perform multi-family or high-rise work, and maximum number of floors
  • Whether you perform gas fitting or fire sprinkler work
  • Maximum excavation depth, if you trench
  • Whether soldering or brazing is performed, and your hot work procedure
  • Three to five years of loss runs
